Renting an apartment in Pattaya for a month: winter 2026/27 prices by area
How much it costs to rent an apartment in Pattaya for a month in winter: one-bedroom prices by area from live listings, how much more the high season costs, which bills come on top and how much cash to bring.
Renting an apartment in Pattaya for a month this winter realistically costs 18-22 thousand baht if you go for a one-bedroom condo in Pratumnak or Jomtien. Below: what housing costs by area, why the price in the listing and the price "for just December" almost never match, and how much to budget on top so the end of the month holds no surprises.
We went through every live rental listing in our Pattaya catalog - almost 60 apartments and houses. Here is what one-bedroom condos look like (price on a one-year lease):
1. Pratumnak - from 12,000, most often around 15,000 baht. A quiet hill between Pattaya and Jomtien, lots of low-rise condos with pools, walking distance to the sea.
2. Jomtien - from 13,000, most often around 15,000 baht. A long beach, plenty of Russian-speaking services, markets and cafes on every corner.
3. Wongamat and Naklua - from 15,000, most often around 19,000-20,000 baht. The north of the city, a calm beach, newer and taller buildings.
4. Central Pattaya - a one-bedroom in a high-rise in our catalog starts at 23,000 baht. In return, Beach Road and the malls are right there.
The most common price tag in the catalog is 12,000-13,000 baht: that gets you a 26-44 m² one-bedroom, for example in Aurora Pratumnak with a palm view and a pool, and in half a dozen other condos in Pratumnak and Jomtien. With two bedrooms the budget starts at 18,000-20,000 and quickly climbs to 30,000-35,000 if you want a sea view and space.
Now the key point: almost all of these prices are for a one-year lease. For six months owners usually ask 10-15% more, and our listings say so directly. A single month in December-February, the peak season, costs 20-50% more than the yearly rate. A one-bedroom at 15,000 "per year" turns into 18,000-22,000 "for January". The earlier you book, the closer you get to the lower end.
Hence a simple hack: if you are staying the whole winter, agree on 3-6 months right away. The monthly price drops, and by December the choice is noticeably smaller.
What you pay on top of the rent:
1. Deposit - usually one or two months' rent, returned when you move out if the apartment is in good shape.
2. First month - paid up front at check-in.
3. Electricity - the trickiest line. The state tariff is about 4 baht per kWh, but many condos charge 5-8 baht. With the air conditioner on at night, 1,500-3,000 baht a month adds up easily. Ask about the rate before signing.
4. Water - 100-300 baht a month.
5. Internet - sometimes included, otherwise about 500-700 baht.
All in, a realistic monthly budget for a one-bedroom in Pratumnak or Jomtien this winter is roughly 20,000-26,000 baht with all bills, plus a deposit you get back.
Four things to check before handing over money:
1. The electricity and water rate - in the contract, as a number, not "same as everyone".
2. A check-in report with photos - shoot every scratch when you move in, that is your deposit.
3. Address registration (TM30) - the owner files it, ask for the receipt, you will need it to extend your visa.
4. How far the sea really is on foot - "five minutes" in the listing and five minutes in the midday heat are two different five minutes.
It is worth choosing the area early because of transport too. From Pratumnak and Jomtien to the center is 10-15 minutes, but nobody walks it, and daily taxis eat the budget. Many winter visitors rent a scooter for the month: a Honda Click 125 costs 3,000 baht a month, and the whole scooter range starts at 2,500. You need a category A license: without it the police fine you, and travel insurance usually will not pay out after an accident.
For a family with kids a car is more convenient: a Toyota Vios for a month is 14,000 baht.
The first week usually goes on settling in and figuring out where you have actually landed. A good way to do that in one day is "Discover Siam": a white temple, a ride on river boats, the Thai festivals Songkran and Loy Krathong in miniature and a buffet of Thai food. Pickup is closer to noon, so no 6 a.m. alarm after the flight.
And when Pattaya starts to feel like home and you want a change of scenery, Koh Chang is a great weekend escape: 2 days and a night in a hotel on Koh Chang from 3,000 baht per person.
